Condominium Management

We treat condo groups like individual owners,
we don't keep your information from you.

We setup systems the condo board can own,
control and be involved in (if they want to)
but that we operate on your behalf.
The idea is you won't feel held hostage by us.

We do NOT charge a percentage on top of projects or maintenance, if the task is large
​we will come to an agreement on a management rate based on the task or use a third party project manager.

We offer two sets of Services.  Accounting and Management

Option 1: Accounting OR Management $19/unit/month.
The minimum monthly charge is $1000
  • Condo fee collection
  • Bank reconciliation
  • Accounts Payables and Receivables
  • Reports

Option 2: Accounting AND Management $23/unit/month.
The minimum monthly charge is $1250)
Everything in Accounting Only plus:
  • Contract & maintenance delegation
  • Owner/occupant communication via email notices
  • Legal administration assistance by a Broker or CPM 
  • Planning assistance for assessments, by-laws, insurance, etc

Other Optional Services or One-time Charges
  • Payroll: $250/mth per employee
  • Initial setup or migration of condo corp systems $25/door, min $1000
  • Board meetings will be $250/each max 2 hours included.
  • Site inspections negotiable
  • ​Dedicated phone line programmed to preferred contractors and board email $350/mth

Note: the board can do their own site inspections and we will handle notifying occupants of non compliance for no additional charge.

Designated operating costs (things the condo pays for) are things we pay for and/or supervise on behalf of the condo corp but remain with the condo corporation if we were to cease managing on behalf of the condo corp and are paid for by the condo directly or through us. Examples are:
  • condo site staff such as cleaners or live in managers
  • computers, filing, software or software subscriptions, backups, etc
  • security systems
  • hourly charged tasks (optional) such as designated on-site availability, meetings
  • key, fob, remote & parking management systems
  • minute preparations: recordings provided to third party transcription services
  • 24/7 Tenant or Occupant Customer Service System
  • Emergency Response Dispatch
  • community website to help occupants with Rules, Information, Notices and submitting non-emergency requests. (have a look at the fully customizable demo at condodemo.com  We also offer ultra simple sites for a flat $100/mth
